Boiler Tune-Ups

A yearly tune-up for oil and gas boilers that goes past the burner: we check the expansion tank, relief valve, circulators and controls too. No service plan is needed to book one.

What the technician looks at

What a boiler tune-up covers

A summary of what we check on a boiler tune-up.

  • Burner Oil: cleaned, with a new nozzle and filter, and a combustion test. Gas: burner inspected and cleaned if needed, gas valve and pressure checked.
  • System pressure and the expansion tank.
  • Relief valve looked over for signs of weeping.
  • Circulators and zone valves run and checked.
  • Boiler controls and limit controls tested.
  • Venting and flue inspected, with a CO check.
  • Leaks at the boiler and near-boiler piping.
  • Air in the system purged if a zone needs it.

Why yearly, and when to book

Why a boiler needs more than a burner cleaning

A boiler is a whole system: burner, water, pressure, pumps and valves. A small drip at a relief valve or a tired expansion tank is easy to catch on a tune-up and a lot less fun to find on a January night.

When to book

Before the heating season, while there’s room on the schedule.

What changes with the fuel

On an oil boiler, the burner gets the most hands-on time: it’s cleaned, the nozzle and oil filter are replaced, and the flame is tested and adjusted with a combustion analyzer. On a gas or propane boiler, the burner is inspected and cleaned if it needs it, and the gas valve and pressure are checked. The rest of the visit is the same, because the water side of a boiler works the same whatever fuel heats it.

Worth mentioning to your technician

  • A zone that heats slower than the others
  • A pressure gauge that reads differently than it used to
  • Water stains or drips under the boiler or the relief valve
  • Banging or gurgling when the heat comes on
  • Hot water that runs out sooner than it used to, if your boiler makes your hot water

Boiler Tune-Ups FAQ

Questions we hear

Do gas boilers need a yearly tune-up too, or just oil?
Both. Gas boilers have burners, venting and safety controls that should be checked every year, and our HVAC plans include a gas boiler tune-up.
Can I check my boiler pressure myself?
Looking at the gauge is fine, and it’s good to know what it normally reads. Leave any adjustments to valves or controls to a technician.
Can I get a boiler tune-up without a plan?
Yes. You can book a one-time boiler tune-up, or join a plan if you want it every year.
What if the technician finds a problem?
You hear what we found and your options before any work.
Do you tune up boilers you didn’t install?
Yes. We repair just about every make of equipment.
